FOR RENTERS

Upon your arrival in the apartment, a rental contract shall be signed with AppartLand to clarify all the elements involved in the rental.

In addition, all reservations are subject to approval according to the General Terms and Conditions of Sale. These General Conditions of Sale specify the links between AppartLand and the renter, including:

  • The obligations and responsibilities of the Parties
  • The conditions of use of the site
  • The conditions of confidentiality and payment
A joint entry and exit inventory shall be carried out in the apartment by AppartLand and the renters. It allows us to provide a detailed summary of the accommodation amenities which have been made available to you and also helps identify any anomaly or damage which might be found.

AppartLand requires a systematic security deposit during the hand over of keys and the signing of the entry inventory, to the fixed amount and flat rate of EUR 100 (check or cash).

This deposit will not be refunded in the event of damage to the following elements: walls, ceilings, floors, doors and accommodation equipment. Any potential damage found shall be noted down in the exit inventory in your presence.

AppartLand covers all costs related to cleaning, performed systematically after each renter has left the property.

However, you must return the property in the same state as you found it. Therefore, there will be no increase in price for cleaning at any time, either during online payment verification or after you have left the property.

All our apartments are fully furnished and ready for living in. House linens (sheets, towels, tea towels), as well as crockery and cooking utensils, are provided.

Renters must be insured for the duration of their stay.

If their civil liability insurance included in the contract for "multi-risk home insurance" does not cover holiday rentals, then additional "holiday home insurance" must be purchased.

Once the rental has been confirmed, you will receive an email summary which includes the following information:

  • The dates and description of the selected property
  • The total amount of the reservation paid in full

In order to welcome you in the best conditions, AppartLand will ask you in the confirmation email to reply by email indicating your arrival time, which must be between 4 pm and 8 pm. This email must be sent to us at least 3 days before your arrival.

The departure of all renters shall take place before 11 am.

A tourist tax is required by the Department of Seine and Marne; however, this tax has been included in our rental price. Therefore, there will be no increase in price for cleaning at any time, either during online payment verification or upon your entry or exit.
An internet connection is present and has been included in the rental price, for apartments where the mention "Internet Connection" appears under the heading "Lounge" listed on the website.
Animals are allowed in apartments where the mention "Animals" appears under the heading "Miscellaneous" listed on the website.
Smokers are allowed in apartments where the mention "Smokers Accepted" appears under the heading "Miscellaneous" listed on the website.
All our rents include water, electricity and gas. Therefore, there shall be no increase in price at the time of your departure.

Modifications :

All modifications to dates of stay, number of nights and the accommodations must be addressed by email to the following address: contact@appartland.com, at least 14 calendar days before the arrival which was initially planned. Such modifications shall be accepted subject to availability and shall be confirmed by email.

Cancellations :

If your cancellation takes place 21 calendar days before your arrival date, the sum paid will be refunded, after a deduction of EUR 25 TTC for administration fees.

If the cancellation occurs less than 21 calendar days before your arrival, no sum will be refunded. You must inform us of any cancellation of stay in an email sent to the following address: contact@appartland.com. Cancellations by telephone will not be taken into account.

In the event that unforeseen events (fire-damage-burglary, etc.) prevent access to the apartment, AppartLand undertakes to rehouse you in an apartment of an identical or higher category, located as close as possible to the one that you chose, without any change whatsoever in terms of date or price. In the event that this change is not possible, the total of sums collected by us will be refunded to you.

Prolonging the duration of stay :

It is possible to prolong the duration by notifying AppartLand via a simple phone call (+33 1 71 34 80 23). AppartLand shall give its approval subject to availability. An amendment to the rental contract shall then be signed with a precise indication of the new conditions of time and price.

FOR OWNERS

Owners entrust the rental of their apartment to AppartLand through the signing of a mandate specifying the obligations of AppartLand and the owner.

However, owners are free to take back their apartment upon simple written request. The termination shall be effective 30 days after the reception of the written document.

The price is set jointly between the owner and the experts of AppartLand during the signature of the mandate.

AppartLand offers an estimate of the price per night in function of: the rental market, the type of apartment and its location.

The price can be modified at any time by the owner, as detailed in the mandate signed between the parties.

AppartLand shall deposit the share of rent due to the owner on the last calendar day of each month.

A summary statement of all your rentals will also be sent to you, detailing the reservations of your accommodation.

For each rental, the entirety of the rent is paid immediately via ApartLand's method of secure payment at the time of the reservation. Any renter, before entering the premises, will therefore have been required to pay the whole of the sums due.

AppartLand thus verifies that the collection of the rent takes place well before any handing over of keys.

AppartLand cannot guarantee the number of nights per month; however our experience allows us to estimate an average occupancy rate of 70% thanks to the attractiveness of the Val d'Europe geographical area for tourists (15 million visitors/year). AppartLand plays its full role as host to these tourists and is positioned as the first alternative to the offer of Disneyland hotel accommodations and their partners.

In an advisory way, the income generated by an occupancy rate of 50% for seasonal rental corresponds to the revenue generated by an occupancy rate of 100% in conventional rental.

Yes, it is determined by the union "Syndicat d’Agglomération Nouvelle du Val d’Europe," in consultation with the union committee.

AppartLand shall assist the owner in the necessary procedural steps.

AppartLand ensures cleaning directly or through the intermediary of specialised service providers. Cleaning is performed systematically after each renter has left the apartment.

The cost of this service is included in AppartLand's fees.

The ALUR law of 26 March 2014 provides for compulsory insurance from the owner against the risk of civil liability which the owner must answer as occupying or non-occupying owner.

A non-occupying owner contract (PNO) protects you in the event of damage suffered by your renter, but also by neighbours or third parties. Depending on your contract, you may benefit from complete protection for your property in case of fire, extreme climate event, theft or vandalism, water damage and ice breakage. Your property elements, as well as any built-in kitchen and bathroom appliances, can also be guaranteed.

Certain options, such as furnished or electrical damage guarantees, may be envisaged.

AppartLand shall put its network of licensed professionals at your disposal, in order to respond to your request.

A joint entry and exit inventory shall be carried out by AppartLand and the renter for each rental.

Any potential damage shall be noted down during the exit inventory and the security deposit shall be kept and given to you.

At this point, the necessary insurance procedures will be implemented.

Upon arrival, renters must find enough furniture in the apartment to ensure a certain level of comfort and enough appliances to enable him/her to live there with only personal belongings on hand (cass.civ 3rd of 13.7.2010, no. 09-16250 and 9.2.2005 , no. 03-15128) and must be able to cook, wash, sleep, receive guests...

For example: "Normal" furniture for furnished accommodations :

Lounge: sofa, lamps, tables and chairs, buffet.

Fully-equipped kitchen: Refrigerator, cooker, oven, crockery and kitchen utensils.

Bedroom: Bed (mattress and box), night table, dresser, wardrobe.

Bathroom: Sink, bathtub or shower, bathroom cabinet, mirror.

AppartLand also advises you to equip the space with certain key comforts: electric coffee maker, toaster, kettle, microwave, dishwasher, washing machine.

And to increase chances of rental: TV, Internet access, DVD player, stereo equipment, decorative elements (rugs, cushions, tables…).

All other platforms are neither rental nor property professionals. They simply match up owners (and this is not always the case) with renters. In this way, they guarantee neither service nor monitoring. The owner therefore assumes full responsibility for and management of his/her rental.

AppartLand, on the other hand, was founded on experience and can ensure true property management services (enhanced property value, selection of renters, welcoming service, rent collection, renter departures, respect of French regulations…)

Any person who offers to the rent out furnished tourist accommodations must have previously made an official declaration with the mayor of the commune where the property is located.

The rental property must also be insured.

The tourist tax must be repaid by the owner directly to the relevant local authorities.

The Decree of 16 May 1967 requires that owners or their representatives must provide renters with a detailed property description and the signing of the rental contract.

AppartLand shall therefore produce a rental contract in 2 copies indicating the following information:

  • rental price
  • precise address
  • duration of the rental with entry and exit dates
  • amount of the security deposit and its conditions of restitution.

AppartLand shall assist the owner in the establishment of the mandatory property assessment..

In terms of income tax, your profits from the rental of furnished property is taxed under the category of industrial and commercial profits.

If cancellation occurs 21 calendar days before the date of arrival, the amounts paid by the renter shall be fully refunded, after a deduction of EUR 25 TTC for administration fees made to ApartLand.

If cancellation occurs less than 21 calendar days before the arrival, no amount of money shall be refunded to the tenant. AppartLand must be informed of any cancellation by the renter in an email sent to the following address: contact@appartland.com. Cancellations by telephone will not be taken into account. AppartLand shall give the share of the rent accruing to the owner in accordance with the mandate.

In the event that unforeseen events (fire-damage-burglary, etc.) prevent access to your apartment, AppartLand undertakes to rehouse the renter in an apartment of an identical or higher category, located as close as possible to the one that was chosen. However, rents already paid by the renter shall remain the full property of AppartLand and shall not be given to the owner.
